Working Floor duty earlier this month

The whole reason I took my real estate agent license a few years ago was because I had never really understood all of the paperwork we signed each time we have bought and sold homes.

Our real estate and title agents have always been great (except that one who blurted out, “I just have to ask you…. how old ARE you?” 20 years ago when she first met me after having already showed Alistair some homes…. for starters, you don’t “have” to ask anyone anything and next, take that horrified look off of your face). They have always explained each page of the stack of papers in front of us but I never completely understood the whole process.

Even the whole confusion around a Home Inspection versus an Appraisal is very real. I didn’t differentiate the two and a lot of my friends and clients are the same. So I thought I would walk you through the deets that go down when you decide you might want to list your house with a realtor!

These days, the real estate market is crazy. Depending where you live, inventory is low and buyers are on the hunt. Competitive offers come in on most “move-in-ready” homes for buyers who may not even see the listing in-person for a few days. Most buyers have all been burned at least once or lost out on a home because they moved too slowly or their offer wasn’t competitive enough. Sellers get burned, as well, when they accept an offer and their listing goes off the market until a home inspection digs up something unexpected that scares buyers off.

This is one reason I’m recommending pre-listing home inspections right now. This is the exact same inspection a buyer would purchase when they go under contract for your home. It is a great way to unearth any potential surprises like high radon levels or bathroom vents that don’t vent to the outside in your attic. Many inspection results can frighten buyers, especially if they are from another state and don’t understand radon in western Montana, for example. (Its there, its not a big deal, it can be mitigated, its an odorless, colorless gas, its not a difficult thing to test for.)

Wouldn’t it be great to know your house had elevated levels before you listed, though, so you can mitigate ahead of time? Boom- one less surprise on home inspection!

Fixing questionable things that come up on inspections before you list eliminates the potential for your home to disappear from the market when its under contract only to keep reappearing when buyers back out for whatever reason. When agents and buyers see this happen more than once we start to question, ‘what is wrong with that house?’

Not all home inspectors offer pre-listing inspections but talk with your real estate agent ahead of time. Most of us have about three inspectors we will recommend. We all have one we try to use the most but they might not always be available so we are happy to give our clients a few names to call on. I have had a lot of success with Ian Cooke of Pillar to Post out of Missoula.

When you do get around to actually listing your home, your agent will come over and take a bunch of photos of the inside and outside of your home as well as the surrounding area if you have some fun landscape or waterfront that we want to highlight.

Decluttering ahead of time is definitely something I recommend.

“What do you mean by decluttering?” one of my sellers asked after I mentioned it. That would be the 3 full storage units and 2 trips to goodwill plus over 20 trips to the dump they completed before we got new photos taken and their home under contract within 24 hours of re-listing.

Not everyone has that much furniture and artwork around their home but the main thing is that potential buyers want to walk around your house and imagine their furniture in the rooms and their photos on the walls. Ideally, address any staining or painting issues as well as landscaping hiccups before photos are taken.

Your realtor will have you sign some forms that I call Agency Forms. These establish everyone’s contact information, our duties in how we represent you (as a buyer or a seller or a potential dual agent) and how long we will all commit to working together. The actual Listing Agreement is a multi-page contract establishing your asking price as well as our commissions and what we offer to other agents representing any buyers. In Montana, buyers do not pay commissions to their agent. We agents all disclose on our mls member listings what we are going to pay a buyer’s agent out of our own earned commissions.

Examples of said forms.

Your agent will also have you fill out and sign various disclosures as you list your home. Be honest about any known liens against your place or any knowledge of negative or adverse material facts- most of these things will show up after inspection of the home or your title anyhow and at that point you may risk losing the deal if you didn’t disclose them beforehand.

Once all of these are signed and we list your house, if its in decent shape and move-in-ready then most likely it will have showings within days, at least around Seeley Lake right now!

During showings plan for all humans and pets to be out of the house. It can be a drag to do this over and over so plan in advance where you can take your pets. Cats can often stay because, for the most part, they will likely hide someplace they feel safe but most dogs are too curious or friendly (or protective) to leave home during showings. And not all people love animals so it really is best to have everyone out of the house.

Once offers begin to come in your agent will advise you on what features of the offer make it more or less attractive than others. Buyers who are already pre-approved for the offer amount and ones who are putting a larger down payment down (or ones who are paying cash) are definitely more attractive and than ones who haven’t even begun looking for financing.

Some buyers are even waiving home inspections to be more competitive in this crazy market. I, personally, do not recommend skipping this important step to buyers I am representing.

Once you accept an offer you get to decide whether to continue showing your home for potential back up offers or if you want your listing to go Pending. Some sellers don’t want to keep packing the kids up and having a bunch of day-to-day things hidden in cupboards in case of potential showings so they go Pending. I sometimes recommend that if an offer is solid and buyers are pre-approved for the amount offered; it gives buyers some confidence that you are satisfied with their offer and won’t continue to show your home in order to get back-up offers.

The home inspection is usually scheduled soon after by the buyers. Inspectors don’t want sellers in the house for the inspection but if your pets aren’t going to attack them then they usually can stay, as long as they aren’t going to be crawling all over the inspector!

A buyer’s agent will submit any things they want fixed/replaced/removed to your agent and everyone can negotiate how they want to address this. Hopefully the buyer’s agent has educated their buyers that a home inspection is not a fix-it-list and that inspectors are hired to point out any and every adverse thing found, including light bulbs that don’t work and a lack of gutters, which may or may not be pertinent to where you live.

Assuming you all come to an agreement, the next most common thing to happen is for the buyer’s bank to schedule an appraisal (if they are financing their purchase.)

Again, this is different from the inspection and I can honestly say I have seen appraisals happen in very different ways. Some have been done completely on the outside of a home, where we were never contacted ahead of time. More commonly, though, the appraiser needs access to your house to complete a thorough appraisal. Appraisers aren’t going to care if you are home but please respect their need to get things done and don’t be chit chatty.

During this process the agreed-upon title company will work on getting all aspect’s of your property’s title put together and submitted to both parties in the transaction. Generally speaking, most titles are clean but sometimes an easement through your property or a long-lost cousin Vinny are discovered and may affect the sale moving forward. More negotiations could happen because of this but, again, this is not overly common.

Our office has successfully partnered with First American Title Company although there are others who are great to work with, too. FATCO, as we call them, has offices all over in a variety of states so we can usually handle transactions for buyers who aren’t in our immediate community.

At this point you are pretty much set to coast into your anticipated closing! While I learned right off the bat that “nothing is closed until its closed”, you tend to have a feel for transactions once you’ve got a few behind you.

Buyers can close in a different state and overnight paperwork to wherever you are closing. Your title company will be communicating with your bank and your real estate agent the entire transaction to make sure this all happens. The title company will pro-rate things like taxes, Home Owner Association dues, propane and other things and they will also handle everything you have negotiated regarding the home and title inspections. They will also arrange paying-off any outstanding mortgages or liens on the property you are selling.

When its time to close, bring a photo ID and a blank check or deposit slip for where the funds are to be deposited. Don’t plan on writing a check for a brand new truck after you leave the title company because it can take another day before funds are deposited. In fact, in most cases, the closing isn’t even complete until the title company records the deed that you just signed over.

So that’s listing and selling your home in a nutshell!

No two transactions are alike, however, and what is currently happening in your community may affect how you negotiated various things. For example, it is really challenging finding a builder right now in Seeley Lake so while you might be able to get electrical or plumbing issues sorted out post-inspection, you may have to offer funds back at closing for things a building contractor would fix.

As licensed real estate professionals, it is our job to explain these things to you and try to find the best solution for everyone. We want our sellers to be happy and we also want a buyer and their agent to be happy as well. It makes for warm fuzzies all-around and it also makes us more likely to want to work with another agent down the road if we have shared a good transaction that closed with all parties content.

I recommend using a licensed real estate agent when listing your home. Most of us won’t “just do the paperwork” on For Sale By Owner (FSBO) listings- it isn’t worth our license if something hinky goes down. We will generally steer you towards a lawyer who can handle everything for you if you want to list or purchase as a FSBO. Online sale sites do not have actual humans running some of the listings so there can be a lot of variance and not much accountability.

If you have questions about real estate, please ask! The market is hot if you’re a seller right now but make sure you have somewhere to move into ahead of time if you’re going to list a decent home in Seeley Lake!

Friends and Strangers and Where I Fit

My head and my heart have been called to action several times over the past couple of weeks as my careers are once again colliding at a fast pace. I can not complain- the highs are super high right now in my book and real estate worlds and its pretty fun.

Even my veterinary world continues to be fun when I get to play in Deer Lodge with my new gang but there have been a few heavies that were centered around a 5-day period. And the heavies weren’t Fyfe heavies. Not yet, anyhow. Dr. Me and Mummy Me need to have a talk about little Bebe, our dwindling 18 year old kitty and I kind of thought it might be today but she scarfed down the plethora of Greenies she demanded from me this morning and I’m just not up for it. Of course I would if she was suffering but its more that I’m not convinced she is loving life right now.

Alas…

I went back to working the floor at our local real estate office this month and right off the bat I got a listing. Its not out there yet but its going to kick ass when we go live next month.

I’m just saying…

I had listed a cool log home in Seeley Lake when I wrote my last blog 2 weeks ago but then more friends from my veterinary world asked me to list their UBER cool off-grid house and it is being shown this afternoon already.

And its not as off-grid as some places- this one is only 10 minutes from the highway. Sure, you have to maintain about 2 miles of road but if you get yourself a reliable buddy like Big Red its not a big deal. The 14+ acre property borders US forest service on 2 sides (meaning you have the freaking forest to yourself!) and the house has some pretty outstanding views.

It was a gorgeous day and I followed my friends up to this incredible property and I found myself repeating over & over again how I could totally live there. 3 bedrooms, 2 bathrooms, jacuzzi tub, pool table, nice bar…. all it needs is a hot tub for Fyfe Life but that’s easy enough to do.

I enjoy working with my clients (especially on days like the listing appointment day!) and taking pictures of the properties. Granted, the land itself shows better without snow on the ground but those snow-capped peaks of the Swan Range… breathtaking!

I’m only sad because I don’t envision this particular listing hanging around for very long so I won’t get to show it too often. This is a good thing for my sellers, though and right now we are all excited to have a listing or 2 because the inventory in Western Montana is extremely low.

People call the office wanting 20 to 40 acres, a stream or lake, level building site or a log home already on the place and even IF they have the coin for something like that we just don’t have the listings! I don’t even have anything shitty to sell right now. I mean, usually there are a couple of fixer-uppers at bottom prices but even those don’t exist.

Without homes to sell we are moving more raw land listings than I’ve seen since I started this career 3 years ago. On my floor day yesterday a fun couple came in trying to find listings in town so I was able to give them a map and answer some questions and send them on their way. They were thrilled to see our ‘Open’ sign shining brightly in our window.

They came back and actually sat down and we got visiting about their needs and, lo & behold, we actually have a new subdivision in town that fits the bill. We got more maps and sheets printed off and away they went to check out ‘Alpine Trails’ just on the north end of Seeley Lake.

When they got back they were excited to have me write up an offer for them and I’m happy to say as of this morning we are under contract! (Granted, my boss is the listing agent and he had to counter with the correct address of the lot because my head is full right now and you’ll understand more as you keep reading but boss-man is very kind and it was a quick fix and I’m hoping he was smiling when he saw my goof… ’cause, you know, addresses are sort of important in real estate… ) (Hey, I had the correct legal description so I wasn’t completely off-base…)

So, yeah, the highs are high in my real estate career.

And my book career, too!

I’ve submitted my recent book, The Runaways of Missing Lake, for a couple of awards contests and it won one a month after being published and now it just won a Book Excellence Award for Young Adult Fiction, too!

I’m pretty stoked! This award comes with stickers (of course it does) but also some marketing info and tools that I have yet to take advantage of other than downloading this baby:

(They had banners and social media-specific JPGs and things to download, too. So I did!)

And I shared this to social media and Facebook’s post is still blowing up. Its exciting and its fun and I cherish the support from all of my friends and family around the world who are on this little adventure with me. I mean, its weird announcing these things because I sometimes feel like I’m bragging and I am not a boastful person by nature but like my friend, Tessa wrote, “if you don’t how else are we going to know what amazing accomplishments you’re making.”

Plus I am proud of my books and the work I put into them. When I began writing after first closing my clinic in 2013 I honestly had no clue if I could finish writing a book. Alistair, Lynn, Dona and Gary were the only people who knew and they were sworn to secrecy in case the final project sucked.

So, again, more waves of happiness that carry me high into the air and keep a smile on my face.

But Dr. Tanya Fyfe had some emotional lows these past 2 weeks that had nothing to do with being in Deer Lodge. I haven’t worked there since the 16th and I’m not due back until the 31st, which, maybe was all by design so that I could be in the right places at the right times for a few good people.

One neighbor actually reached out when I was in Deer Lodge for assistance… Angel of Darkness type of stuff for their senior rabbit. We set it up for the next day when I would be back in Seeley Lake.

It was a beautiful, warm afternoon, too, so we were able to sedate the little bun (whose hindlimbs had stopped working the day prior) on the tailgate of my pickup and my friend and I shared a bit of a breakdown because she told me, as I had expected, that the little bun was one of the last tangible, real things that belonged to her son.

The son whose gun accidentally went off a few years ago and ended his life.

It was a sunny, poignant Wednesday and eventually we did chuckle a bit because she told me that his “asshole cat is still around.”

A few days later another neighbor up here called to check scheduling/organizing/planning because it was suddenly Time for their 10 year old Bernese Mountain Dog to transition as well.

As before, the timing couldn’t have worked out better.

So on the Sunday, while the young adult son who was this dog’s Human since they both were just young pups and his fiancé crouched in the snow together as the Angel of Darkness gave her injections and cried alongside every family member there.

I told his mom that if I stopped doing “this” (pointing to the tears streaming down my cheeks), then I would have to stop doing “this” (gesticulating towards the young couple and their dear, special companion who had crossed the Rainbow Bridge.) I have to be able to let the sadness out because it has a danger of building up inside every veterinarian who does these appointments. For friends. And strangers.

Believe me when I tell you I’m not all smiles at the moment.

And then… (yes, there IS a then…) the very next day I was required to assist a senior miniature Dachshund whose dad and I hadn’t met but we had talked on the phone for the 2 weeks prior planning for when it would be Time. Turned out that Monday was Time.

It was another nice day for a drive to his little cabin by the mighty Blackfoot River and he and 2 of his best friends were there and they told me about the adventures, road trips and hikes the little dog had been on. He had lived a life most of us would envy and it was peaceful and lovely even if it was the hardest thing that man probably ever had to do in his life when he let me give my final injection.

One of his friends burst into, ‘Amazing Grace’ and I’m still torn by how hauntingly beautiful it was even though it ripped me up inside even more. Who knew watching 3 complete strangers weep over the loss of 20 pounds of cute dog would make the former sparkly figure skater from Canada who never owned a single pet until she was in her 20s weep alongside these kind souls who all laid together cradling their canine buddy’s body in front of his favorite wood stove?

But those days and those moments are not about me.

They are about having the knowledge, skill set, and the privilege to allow families to pick and choose the time and place where a spirit can have their last moments surrounded by those we choose to have around us. How amazing when we can do it in their own homes or yards!

Indeed.

So while those past moments were not about me, Dr. Me and Mummy Me might have to be chatting soon but I’m not going there by myself today.

And my books are rocking amongst friends and strangers.

And I have real estate happenings happening that are great- especially when I get to help out my friends and also help out strangers!

And I’m happy it was me who was able to assist friends and strangers in giving their beloved, special friends one final act of kindness and compassion.

And whether its a stranger reading my book or buying land or I’m helping strangers with that sad, sad event, in these careers we really all become friends in the end.

Hm.

Maybe there is something more that connects my varied career paths after all.

I’ve had a few early mornings lately.

You know the ones. Where your alarm clock actually startles you when it goes off and every animal in bed stays there after you get up to hit the shower.

Where your eyes are sore enough that you actually contemplate wearing mascara.

(Who am I kidding? This showgirl loves her make up!)

I am not complaining, though. I know I am lucky to still be working my careers during these unusual and frightening times right now.

I was fortunate to get up early to be at a client/friend’s closing on her house as a first-time home owner! We’ve spent many months trying to find something for her here in Seeley Lake, where she grew up, but every home we found went under contract within days of it being listed.

We became a hunting duo, like many realtors and their clients in this area right now. We, like the others, were glued to the mls and real estate websites and we pounced on the new listings when they appeared. As weeks & months passed we made sure to get her pre-approved and all of our connecting paperwork signed so when the right house at the right price came on the market we were ready.

My friend is moving into her house today and I couldn’t be more proud of her.

I was up with the moon and the stars when I got asked to do a bit more relief work at Clark Fork Veterinary in Deer Lodge, which is a solid hour & a half away.

The sky was lit up and twinkling when I left our dark mountain home but I got to watch it lighten as I drove west through what can only be described as a Flemish painting. The peaceful countryside in Western Montana has rolling hills and gentle curves to the highway and I was pretty much one of the only vehicles on the road at that time.

My favorite satellite radio music stations (Hits1 and The Pulse) didn’t let me down. For whatever reason many of the top ten/twenty songs and bands that are out there are seriously resonating with me right now. Dua Lipa. Bastille. The Weekend. Shawn Mendes. Even Biebs!

Maybe I’m self consciously pretending I’m not as old as I am and I’m young and hip and cool. And maybe I’m associating these things with being relevant or something like that but I don’t care because the next thing I know I’m belting out, “Why… do all the monsters come out at night?” along to the stereo in my truck as we’re flying across the beautiful, slowly illuminated countryside.

And then, the next thing I know, I’m Dr.Tanya Fyfe for the day in a fun, team-oriented clinic!

A fun day in Deer Lodge last week!

It was an interesting day in that I really had to stretch my brain muscles! I had a bunch of medical cases that weren’t easy fixes. Not that your average vaccine visit is easy… there are all sorts of questions and things to check for, all with the pet parents diligently sitting outside in their vehicles wondering what on Earth we’re doing ‘back there’ with their pets.

As fine tuned as the clinic’s curbside experience is, I really miss having the pet parents in the exam room with me. Not only for obvious reasons, like being able to ask a question that comes up during the exam (“Has the lump always been this size?”) I truly miss sharing the human-animal bond that is part of the magic of being a veterinarian. Its not just caring for and treating your pets that I enjoy; I like seeing how you love your pet. How you hold them. How you talk to him or her. How you look at them and try to reassure them that the stainless steel exam table isn’t so bad. And how you gush about his shed hunting skills or the way your Great Dane cuddles with the new kitten you just brought home.

I make sure to go out to every vehicle after the appointments so the owners know a real veterinarian is on top of the situation ‘back there.’

I had several hellos and one tearful goodbye last week and I’m looking forward to my next day there on the 14th.

2 cords. One little woman. One day. One long soak in the hot tub.

On top of work-work, there is also farm-work to be done. This time of year almost everyone in Montana is hauling or stacking or splitting wood. We had our third load dropped off and I intentionally ignored it, thinking hubby would enjoy stacking it with me when he returned from Bismarck but then the weather report said a big old blizzard was coming.

We pay good coin for good wood and we all know you have to get it under cover so it doesn’t get rained or snowed on so I spent a Sunday stacking wood. Moving logs from here to there. I had my music on so there were some stellar dance moves happening and hopefully D’embe and Professor Higgins enjoyed my antics but, man, was I sore for a couple of days afterwards.

I’d like to think its not just because I’m getting old (and less relevant? Lordy, there’s that doubt again!) but the lower back pain that I sometimes feel even after just sitting for a couple of hours, let alone stacking 2 cords of wood by myself was never there in my 20s.

Or my 30s.

Or even my early 40s if truth be told. Because I’m not IN my early 40s anymore.

The blizzard arrived, as expected.

Like always, though, there isn’t a whole ton of time to dwell on any one thing up here because the blizzard did arrive and I got to bond with Big Red once again.

Plowing snow with this beast requires an entirely different play list. For whatever reason, a few years ago I started playing Iz or Keali’i Reichel cd’s when plowing snow. These are 2 Hawaiian greats whose music is soothing and fun and very, very Hawaiian. The irony makes me smile.

Thankfully the temps warmed up so what was on the ground (about a foot and a half a couple of weeks ago) is now just a white dusting with brown-green grass patches peeking out here and there.

Jazz Champion!

Forcing me yet again to not worry about my place in the world is this young majestic, hilarious new friend. My friends, Paige & Richie had to get to Texas for this little thing called the National Finals Rodeo (Richmond Champion… he’s the real thing!) and their dog sitter fell through so last Sunday around this time Paige and Jazz showed up. A dog in the house again!

I probably should have cleared it with the cats first but last night Jockey & Sport actually laid in bed with me and Jazz when I wrote in my journal and sipped some wine before cranking up the playlist again. (Not necessarily a “new” song but Hozier’s Better Love is fricking awesome for winding down the day.)

Jazz has been a sweetheart. The fact she chased barn kitty, D’embe up a tree notwithstanding, she has been very gentle with everyone. Bebe seems fine with her. She sniffs the curious ferrets through their cage and they sniff her back.

She goes to our outdoor kennel, which hasn’t had a canine inhabitant since last December when Cleopatra last laid by the wood stove, when the ferrets are out and that also gives Sport and me some Couch-time together as well.

I don’t even know what to say about this one.

Jazz might be a bit of a bed hog but she’s a cute bed hog. Alistair gets home on Friday and is looking forward to meeting her. I’m sending and sharing pictures of Jazz on social media so Paige & Richie can see her. He’s riding well already this week, too. Something to be said for the peace of mind that comes with knowing your fur kids are in good hands.

Peace of mind is something many of us are without right now thanks to the coronavirus pandemic. Too many people are out of work. Too many people are standing in long lines at food banks. Too many people can’t pay their rent. And too many people can’t send their kids to school. Or visit their elderly parents. Or plan for the future because in the here and now too many people are denying this beast of a virus and too many people aren’t wearing a mask.

I can promise you that I will remain relevant in my posts and comments about mask wearing and social distancing. We have a duty to protect the medical community and each other.

And I’ll try to keep keeping my head above water with 2 more real estate transactions and another vet day and a dog in the house and possible winter weather that could be before me. You can be sure there will be music in the background.

And, for the record, I tried to sleep in but Jazz was having nothing to do with that!

It isn’t that I haven’t wanted to, its just that I have been so flipping busy with just about every aspect of my life.

Figure Skater Me thoroughly enjoyed the annual National championships in Canada and the US in January. I didn’t get to see much televised broadcast from Canada but I was glued to the big screen a few weeks ago when the Americans vied for their crowns.

Teensy Alysa Liu repeated as a jumping phenom and the Ladies national champ yet again. She has a pretty cool story and a very dedicated father, not to mention her own high level of commitment. She also has a triple axel that makes her one of a handful of little women who can seriously challenge the pre-pubescent Russian ‘ladies’ right now.

Alysa seems like a fun person, and I hope she will inspire other young girls to pursue high level figure skating.

Nathan Chen…. just wow. I SO love his long program this season with the nod to Elton John. When he completes all of his jumps and finishes a spin as Benny and the Jets starts up he breaks down into the most fun-looking cool dance moves that only Nathan can pull off. I love that he lets us see a bit of who he is as a person at this point (trust me, not everyone can bust a move like this!) and it shows us he is more than just a quad-jumping master. Its worth a quick look on You Tube, for sure.

He truly is an amazing young adult what with full time studies at Yale (seriously…. Yale!) while his coach is a few states away. He trains with Raf via video and in person before the big events but even then he still has to get back to school soon afterwards. We didn’t see him at Four Continents but we will see him up in Montreal at World’s in March.

American pairs are the strongest they have been in years and our ice dancers are riding a fun wave. Chock and Bates won US Nationals and I still can’t forgive him for dumping Emily Samuelson a few years ago for Chock and I honestly don’t care for their look but the judges are loving them right now. Personally, I don’t think the judges “got” Hubbell and Donohue’s free dance which is very sexy and emotional.  Canadian ice dancers will challenge the top European dancers in Montreal as well.

Me & my writing assistant

I am excited to announce that Writer Me has been hard at it for book 4 in my Missing Lake series. Luke and his friends are Juniors this time around (with a new classmate!) and I hope I’m catching their vibe appropriately. We have already finished the first song for their Sharing Sessions in English class and it ends on a bang, no question. Chapter 6 where the song discussion culminates was actually very draining to write but I’m very happy with how it turned out.

I’m over half-way done the book and have finished 11 chapters at 56,000 words so far. I need to chat with Ben, my talented artist and talk about what I’m thinking of for the book art this time around. The baby dragons are growing up and the entire dragon world will be facing a shake-down of their own sort as the book goes on….

But that’s all I’m going to say right now! The first 3 books are on Kindle if you haven’t had the opportunity to read them and my Amazon reviews are pretty awesome (thanks, to everyone who has reviewed them!!!)

Realtor Me is making Writing Me a tad frustrated because I’m actually sort of busy in the world of real estate. I listed a house that I got under contract in under a week and I’m helping out of town folks finalize the purchase of a nice chunk of land for them to come and hang out on for recreational purposes.

I showed homes last weekend to a couple who are looking at retiring here in Seeley Lake and they are crunching numbers on one of them right now. I’m also getting ready to list another house here in town that will be priced to sell… to the extent I’m pretty sure it won’t last long out there.

Realtor Me is panicking about Fyfe Farm Me not being able to get into town tomorrow to get all of the listing documents signed with the seller. Its snowing and blowing like mad again and even with hubby here we aren’t sure we will be able to keep our long driveway open.

Fyfe Farm Me has spent a fair amount of time in Big Red already this winter moving snow from here to there. Keali’i Riechel’s Hawaiian songs never get old as the big blade shoves the snow off to the sides. I feel a tremendous sense of accomplishment every time I plow and open the road up because I am a little girl who grew up in sparkles and spandex, whose job as a professional figure skater involved being applauded 4 times a day, 7 days a week, who never envisioned herself being capable of surviving mountain or prairie storms by herself using big machinery to save the day.

Pet Mummy Me is loving up on the aging indoor kitties, Sport and Bebe. Sport is my #1 writing assistant and full time snuggle bug. He would be thrilled if we laid in bed or on the couch watching figure skating together or if we wrote all afternoon instead of me going to work or even just going out to plow the snow.

The barn trio is great; D’embe and Jockey seem to have come to some sort of truce. Its fun seeing Professor Higgins and D’embe snuggle up in the cat beds on the hay bales in the barn because Higgins always seemed to want to cuddle. The 2 of them are playful little brats with each other. The other day Alistair watched Higgins hide behind a pile of snow and then leap out at and onto the unsuspecting D’embe before the 2 of them ran off towards their barn. Kids!

We can’t forget that Veterinary Me remains busy, too. Almost every week I have been doing house calls for vaccines or I’ve trimmed toe nails for clients. The Angel of Darkness was set to do a sad house call for a special Retriever I had vetted since he was a puppy and I had my clinic but he sadly passed away on his own last week.

The other versions of myself keep the sad parts at bay even though I know enough to let my feelings out. Writing helps, like it did with my blog about losing Cleo.

Maybe that’s a large part about why I took such a long break between blogs.

Maybe I wanted to give Mummy Me and Veterinary Me some space from each other.

Maybe I needed to throw myself into other areas of my life and give it some time.

Maybe the ferret video on New Year’s on the Sing-song saddle was also just what I needed.

Tall Tails in Fyfe Life

I’ve been working on that whole ‘few versions of myself’ lately although the one I miss the most is the golfer.

Our local course closed in October and today’s little snow squall is just another reminder of what season it is. While it hasn’t been as cold as it could be for December we have had some cold snaps where it takes way longer to get dressed to go outside than it does in August. Heck, in the summer we just slide our feet into our sandals and away we go. This time of year you have to choose which jacket or coat to wear, and layer on a scarf with a toque and don’t forget the gloves!

And then its a question of which gloves to wear based on the activity you’re heading outside to do. Are we stacking or splitting wood? Are we driving into town? Are we getting more cat food out for the barn kitties? When you live on a ranch like we do you have to consider all of these things!

I’ve been the pet Mummy- a role I absolutely cherish. Of course this time of year the outside cats submit their resumes for indoor status. Professor Higgins leaps up to the kitchen door (there are no stairs there yet) and sits there, pathetically meowing for us to let him in.

He has never been loose in the house with the ferrets but he has such a kind, sweet soul- I think they would all be fine.

Higgins is no dummy. He worked me over easily enough and right now he is enjoying his second day of walk-about inside the house. So far so good. Babs and him made some noise the first time he was in and Sport had to pull the Siamese noise-making thing but hopefully his very large self will be a very large presence within the house at some point.

Christmastown, 2019!

I’ve been a whimsical home owner lately- Alistair and I got Christmastown set up around Thanksgiving and it brings a huge smile to my face when I get it all going at night. Its the perfect little fantasy town for me- we have several ice rinks, an animal shelter, a pet portrait studio, grooming and boarding facilities, a brew pub and fun shopping places.

Dogs and cats are all over the place as this is a very pet-friendly little community. The doggy daycare and portrait studio are brand new this year, along with a charming clock tower and barn house. The barn is next to the cozy little log cabin where I like to think Fyfe Life, Fantasy-version takes place.

Fyfe Life in Christmastown?

The Me in this community gets to be a vet at the barn just like the Me in real life got to be a veterinarian again today, too. Well, veterinary surgeon to be more specific.

My good friend, Jessie, who was my veterinary assistant when I still had the clinic, stopped by this morning and Operation NutsBeGone commenced with the new stray cat, D’embe (formerly known as Lava), starring in the lead role.

(We are huge fans of The Blacklist and the character, D’embe on the show…. the name just seemed to better suit our little kitty who has hung around for a few weeks now.)

I had the drugs to knock him out although, admittedly, expiration dates were long past for one of them. I figured if he didn’t sedate appropriately then we’d just try again another day with new drugs. But he sedated beautifully and D’embe is neutered and vaccinated and currently in a crate in our heated garage as the drugs wear off. Special thanks to Dr.Kelly in Nevada for the excellent drug dosages for our cute little guy.

I’m hopeful D’embe and Jockey can come to terms where they don’t whack at each other. Jockey was neutered as a kitten but he has always had a bit of toughness to him. While he can be sweet and adoring purring away in my arms I have heard him and D’embe get into it. D’embe started at least one of the altercations that I witnessed but I think Jockey came out on top of that one. Neither kitty has needed Clavamox yet but its here if we do.

I’m hoping the neutering will calm the little fella down. He isn’t aggressive towards Jockey or Higgins most of the time and they all eat and sleep together in the barn where I lock them up each night.

I have also been a writer again lately, which is where the ‘tall tales’ of the title comes from. (Well, I wrote ‘tail’, didn’t I? See what I did just there?)

My main goal for this winter is to complete the 4th book in my Missing Lake series. I am 42,000 words and 8 1/2 chapters in. I worry that I might have too much I want to include but then sometimes the characters take the book on a different journey than what I have planned in my head.

So many readers what the character, Josh to come back. But Josh can’t come back. He was never supposed to come back. His mom is in witness protection and they take that stuff seriously. When they left Missing Lake in book 2 that was supposed to be it and Luke had to learn that life sucks sometimes.

I have been thoroughly enjoying the writing again. Last winter I was learning all about life as a realtor and I had 3 transactions that kept me on my toes from September through January and then some more after that. I didn’t get into a writing rhythm, and, in the end, I’m glad I stopped the process. When I took the book up again this fall I re-wrote a few things and I’m really happy about the direction I’m going this time around.

It wasn’t that what I had written was wrong or that it wasn’t good. Its that the version of life in Missing Lake right now is that much better.

I’m certainly less distracted this time around and I feel more confidant not being at the real estate office from 9-5 almost every day. Those were my very first transactions last year, though, and I’m so glad I gave everything I could to get things to closing.

I don’t have any specific transactions on the go right now so that allows more time to socialize pets, set up sparkly, musical little fantasy holiday towns and invite my friends over to help me neuter a new cat on our freezer during a snow storm.

I’m also watching a friend at the NFR get bucked around on a bronc in Vegas and the figure skating Grand Prix Final. All these parts of being Me are fun but my reporting on the skating world will have to wait for another time. Professor Higgins wants to go back outside and D’embe won’t be too far behind. Now that he’s donated his reproductive organs at the door I will live up to my promise to keep him warm, loved and well-fed.

Now, which gloves and jacket are required for carrying a kitty down to the barn?

Career Combos

I don’t do it every day but this week I have had 2 such days.

Days where some of my careers combine and I have to pull various drawers out of the back of my mind to access the stored data that’s in them.

Like today, for example.

I’m on the floor at our real estate office today, which means I man the storefront. We are always open on Saturdays and soon, during the busier tourist season, we will also have someone on the floor on Sundays, too.

But today it was just me and a colleague who was catching up on some paperwork. Then our boss came in and soon after that a client I met up with a few days ago for his dog’s rabies vaccines came in. He was thanking me and then 2 friends from the local animal shelter stopped by knowing I still had vaccines in our fridge here. I vaccinated Betty, the cute little Schipperke and also ended up selling a couple of books to them. (Smart author, keeping books available at all times!)

I brought it back full circle by showing some vacant property this afternoon to a fun couple who happened to call in yesterday when I was also on the floor.

I guess I could have sold a necklace or a pair of earrings and given figure skating advice to someone. That would have made it a full meal deal of careers in one day.

Playing golf is out of my hands at the moment but I have never been paid to play so golf isn’t exactly a career.

More like a hobby. Or a passion. Or a disease…

The media had predicted the bottom falling out of the housing/real estate market before the New Year and even into January but we are all enjoying a bit of an up-tick in interest and transactions right now.

I listed a super cute house right in Seeley Lake that is just wonderful, especially when you get inside. It is owned by friends who live out of state and I am proud to represent it. While it looks like it could be 5 bedrooms I can only list it as 3 because of the septic permit (you learn so many things when you become a realtor!) The fully finished basement is huge. Like, pool-table huge and the 26′ x 48′ detached garage kicks ass.

It is at the end of a cul-de-sac with a vacant lot next to it and the tall fenced backyard adds to the privacy.  It has a bright, open kitchen-dining-living room with new granite counter tops and lots of room for storage.

I’m super excited about hosting my second-ever Open House here on May 3rd. I’m excited because I enjoy planning social gatherings and they are fun to put together but I’m mostly excited because I am eager to show off this terrific home. Most of our snow has melted and the rains we have been having will hopefully get everything looking bright, fresh and green in the next couple of weeks.

It is a super investment property, too, as the community of Seeley Lake (and the surrounding area) is really low on rental inventory. We are low on sales inventory but decent rentals are close to impossible to find. My animal shelter people said its the same in the community of Potomac where they live- they have a long list of people looking for somewhere to rent right now.

I’m still spending a lot of time laughing in this real estate gig so that’s a bonus. I laughed for 3 days straight a couple of weekends ago helping my rock star couple from Texas (the Olympic figure skater and the Champion cowboy) (see what I did just there?) find their dream home in the Bitterroot Valley.

I laughed with the couple I met just today as we hiked around in the soft drizzle looking at 2.78 acres here in town. He’s a builder and there are a few parameters we have to consider when thinking about septics and wells.

They, like my rock stars out of Texas, are getting married soon and I’m honored to be a part of each couple’s future dreams.

Dressing it up last weekend!

The real estate career path also took us to Whitefish, Montana last weekend for Clearwater Montana Property’s annual “Revival”. (When everyone last year was talking about Revival I honestly thought it was some religious event they all attended, which was odd given the parties involved but hey, I don’t judge.)

Even the name “Revival” implies we need reviving… like we need life support… and maybe after 15 or 20 years of long, quiet winters trying to sling real estate I might feel that way this time of year but I am definitely still feeling ramped up from when I started close to a year ago in this biz.

We had some continuing education and some great tips on apps for photography not to mention the team launch of our new website (www.cmpmontana.com) (its hot! check it out!), but the best part of my time in Whitefish was the networking and being able to put faces to the names I have worked with in this fun company.

The ladies of our office all agreed to spice it up for the final awards banquet, too, which the figure skater in me loves doing. (Who am I kidding? You all knew I was going to dress up regardless but how fun to have a band of beauties to hand out with!) My friend and colleague, Carey Kanavel even wore brand new Chloe & Isabel sparkly earrings with her incredible gown (she did earn a top 10 sales achievement award, after all!)

And then this week I was able to combine Dr.Tanya Fyfe with Tanya Fyfe, REALTOR yet again when we hosted our annual gift-giving reception at the local Double Arrow Lodge. With each transaction we close, we all donate a certain percentage to the local non-profit of our choice.

I closed 2 transactions in 2018 and the donation proceeds went to Paws Up Safe Home, our local animal shelter (which is how Hazel came to know that I would be on the floor today and able to do Betty’s vaccines.) I know, I know, its confusing, but if you stick with each story long enough it all wraps around and into itself and makes sense!

While my brain had felt a little bit full over a year ago when I officially started in real estate I think I have finally fit the various aspects of the various careers into their particular drawers and I almost always know which ones to go to when asked questions.

I am also going to make time to write and hopefully get closer to finishing book 4 in my Missing Lake series. I’m only 4 chapters in but they are solid and fun and I have enjoyed hanging out with Luke and his friends again. The silver dragon has made an appearance (and a big announcement!) so far as well and I need to get back to ‘the middle of nowhere’ with them soon.

For now, though, I have another 30 minutes of floor detail and then I’m back on the floor on Monday. The Learning Curve

A beautiful December up in our meadow

I’ve been absent from the blogosphere for a few weeks thanks to one more island re-charge and then the fact my brain is full.

I have learned so much these past couple of months having active offers representing both a buyer and a seller in the real estate world! It has kept me guessing and it has kept me drinking red wine.

But first, the island re-charge!

Its true, we were just on Kauai for my annual veterinary conference at the end of October. It might seem a bit extravagant to return to Hawaii a couple of weeks later but it was the best decision.

We flew to the Big Island for a 5-night stay at the Hilton Waikoloa (“Dirty Disney”) on an all-inclusive holiday. It was truly a holiday because it was the first time since starting to go to Hawaii that neither of us had a conference.

No agenda.

No need to be anywhere at any specific time.

The breakfast buffet was terrific, although it was teeming with families with young children. I hadn’t thought much about it being Thanksgiving week when we booked this trip a year ago but, wow. That was the most kids we’ve ever seen at one time at any resort on the islands.

They weren’t at the golf courses, at least.

We played the Kings Course, Makalei, Waikoloa, Hupana and the Beach Course.

The weather was perfect, the meals were terrific, the courses weren’t crowded, the evenings on our lanai with martinis and wine overlooking the dolphins and ocean were magical and we are completely full of Aloha.

Dirty Disney is a pretty cool place to go. Its such a vast resort that it actually has its own  monorail and boat system to get around between the towers.

It is also where I spent a heartbroken week during last year’s veterinary conference while Alistair stayed home so he could be with UB when he died from suddenly-diagnosed lung cancer.

We toasted our little Bostonocker Sperrier during our recharge to the Big Island and I’m a little overwhelmed by his memory right now.

Onto the uptick in my already upticked learning curve!

One of the two transactions I was involved in was just way too easy.

No, really, it was sooooo smooth. I kept waiting for something ridiculous to happen but it didn’t.

My first listing ever and now my first closed transaction!!!

It was that adorable house in town I listed for a friend who had been a great veterinary client. My first listing ever as well as my first Open House! I love that house and, without any issues, the buyers are in and the transaction closed on Nov.30th!

(Well, the poor buyer locked herself out on the chilly morning of closing- in her jammies- and had to make her way to our office where a colleague could give her a code to get into the lockbox and I wasn’t checking my phone where her frantic husband-in-North-Dakota had been texting me because, geez, I was going to meet my seller in Missoula for the closing where my seller told me, for the first time, that there were spare keys to the side door under the mat in front of it.)

So perhaps there was a bit of a glitch after all…

Bye-bye, super cute house!

The second transaction, where I represented a buyer from Missoula who I had met working the floor this summer, wasn’t quite the same.

We were getting into a lake house on a private, gated lake near my own house and the home inspection came back with a few issues.

The issues led to some work that had to be done including radon mitigation and pumping of the septic tank and a few little things here & there. We were also set to close on Nov.30th but the one main thing I’ve learned since joining my realty team is that nothing is closed until its closed.

We had negotiations about electrical panels that went somewhere until they went nowhere and caused some frustration and perhaps even anger to the seller and confusion to the buyer and myself and the other realtor involved, Greg, had to step in a bit to make things right.

(Another thing I have learned is that realtors are often “stepping in” to make things right.)

So Nov.29th, when the radon mitigation was being finished up and my buyer and her two sons drove up for a walk-through, it was discovered that nobody could find the septic tank despite there being 3 septic permits associated with the property.

At this point my brain took me back to my happy place from the week prior…

I actually drove home that night thinking that the sale was going to fall through and nothing would close.

And I was actually okay with that.

Because life is too short to wrap yourself up in shit you can’t control. And, believe me, I could not control this one. Nor could I negotiate a fix for it all.

I could, however, support Greg, who is a former veterinary client and friend, who assembled a team for the following Monday. The team included the local septic guy, his son, an excavator and a guy to work it, another septic guy with a camera to find the tank and us agents.

The camera-guy found the tank! Yippie! Okay, everyone, lets unearth it, get it cleaned and close this deal!

Oop, wait, not so much….

You see, as kind of shown above, we all realized that the tank was brilliantly buried beneath concreate.

Yeah. Concrete.

There was, perhaps, half an hour where Greg and I and everyone else had no clue what we were going to do.

Oh, goodie… we found the tank….

Again, images of the signed papers floating off into the sky crossed my mind but Norm, the local septic guy just started digging.

And digging.

And the excavator guy got going in his machine again and half of a wood pile had to be moved and texts were flying between Greg and his seller and I watched and waited and wondered aloud if this was going to turn into one of those, “Hey, who is the littlest person here? You, there… in the hat… you’re going in” situations and we all laughed then we laughed again when someone said, “No shit! Literally!” to a comment and damn it, Norm got to the tank and was able to pump the thing!

And the next day Greg and the excavator guy got some pressure-treated posts under the ground and they beefed up the support for the biffy that’s in the little out-building there and my buyer is happy.

And we closed! We closed in Missoula on the 7th and I celebrated with a hair cut and color to hide the greys that accumulated this past week at an exponential rate and life is good.

I’m moving on right away to clients who are looking at listings all day with me tomorrow so they can relocate for the husband’s new job in Seeley Lake.

And I am chomping at the bit to get going on my fourth book.

And I had an all-day bling-thing yesterday at the local steakhouse with several other local small business owners.

And the cute little ice rink in town is actually coming together and people have already asked about skating lessons.

And there’s a few pets in town due for their vaccines.

And I did another Rouxbe cooking school lesson that led to me basting my first ever eggs this morning and I’m going to try a fabulous-looking new chicken and mushroom dish tonight!

And we adopted a new cat who adopted Alistair in Bismarck (Higgins!) and there could be even more Fyfe critters because, come on, who actually believed it was all going to end with Attrition?

And because of the potential for insanity in the weeks ahead I’ve gone ahead and already booked our next trip back to Dirty Disney in a few months although this time it is for a conference.

Neither of us cares.

July whizzed on by with bug bites, the return of the grasshoppers, golf games, blistering sunshine, realtor reality, insurance claim insanity, the tourist take-over of our community and hazy skies once again.

Throwing myself into a brand-new career has taken over my brain a lot of the time (and its been murder on my plan to play in the LPGA someday!) which has led to a brief absence from the blogosphere. No worries, though- clearly, I’m back!

I am really enjoying all of the learning happening even if my brain feels full much of the time. The learning that occurs on sunny days over clear-blue lakes surrounded by pristine forests when previewing and taking pictures of magical listings is some of my favorite.

I have amazed my directionally-challenged self (and Alistair) in my ability to kind of, sort of be able to navigate around the Double Arrow Ranch. I surprised myself when I was able to confidently reach for the correct flyers for our current waterfront listings the other day. And I somehow set up my shiny new wireless printer all by myself and was able to print off MLS listings for “Jim”, from Arizona yesterday when I was on floor duty.

I’ve managed to squeeze in some golf, which I prioritize when Alistair is here. I think I’m doing alright in the work-life balance department, which has always been important to me and one reason the real estate world seemed attractive.

We made sure to make the most out of our time together when Alistair was here last. A day-ride in our trusty, dusty Ranger, “Steve” took us up to the famed Morrell outlook that I watched become seemingly consumed by roaring flames last summer. Exactly one year ago I wrote the blog, “The Coach Came Back”, which was mostly about my 2 weeks spent coaching high-level figure skating up in Manitoba but I touched on the then-young Rice Ridge Fire.

The next blog is “The Rice Ridge Fire” and going over it right now really took me back. It really slammed home the devastation of that out-of-control monster which we soberly got a first-hand look at last week.

We have the doors off of Steve right now and we could actually still smell the smoke in the charred forest surrounding us. It was humbling being within the blackened beast that raged towards our home and surrounded our community for weeks last year.

At least it was fun getting out and spending time together on back-country gravel roads again. We used to do that a lot more before we became addicted to golf.

We also made time to get out on the canoe last week and have a truly Montana-type of day. After local June-berry pancakes (we had picked the berries the week prior) and Kona coffee for breakfast we loaded up our canoe for the first time this season and headed out to close-by Upsata Lake.

No fishing rods this time, just the sound of our paddles and the gentle waves rippling up against the canoe. A loon gave us quite a performance after a dog started barking on another small boat. I’ll try to load the video at the end if you have never heard a loon’s cry. Its a bit alarming, almost haunting-sounding and pretty unique.

We wedged ourselves up into some tall grasses and I leaned back and sipped wine while listening to Alistair read from his Rocky Mountain of Natural History book. Its a great book- you learn about one thing and then you just have to read more about something you just learned. Loons, elk, deer populations- you name it, they’re in there.

The skies started to cloud over and since being on a large body of open water during an electrical storm is a bad idea, we headed for shore.

We even managed to squeeze in 9 holes together after our canoeing adventure and it wrapped up a lovely Montana day.

I would be heading in to play golf myself now because the tourists generally get off of our course at this time of day on a Sunday but I’m attending a local function tonight.

Its the annual Seeley Lake Community Foundation banquet and seeing as how I’m a more prominent member of the community once again, its important to go. I’ve also donated a set of Chloe & Isabel jewelry as well as some fun Canadian-inspired goodies for an auction item involving a trip up to Fernie, BC. My good friend, Merielle, who has featured in this blog several times, happily shopped for kitschy-type things featuring the mighty maple leaf and shipped them down here to us last week.

Usually I over-dress for these types of functions because I love the opportunity to glam up a bit but this year’s theme is “Fire and Ice” (think: Rice Ridge fire and the Snowmageddon of this past winter) so I’ll actually be wearing this:

I’m whipping out my hockey jersey from vet school. Thankfully it doesn’t say that our team was called the Bitches In Heat but I giggled when I got it out today and remembered our team name.

I’ve been told by organizers that this is the perfect thing to wear (with a skirt, sparkly heels and over the top bling, of course!) because of some big announcement coming tonight. I’m pretty sure I know what it is and I think its a great thing. I worry, though, because I barely have time to be Me as it is- this big announcement might require me to get speaking my first language again while there are golf balls to hit, homes to preview, mortgage companies to call, lakes to canoe upon, bling to be sold, cooking courses to take, books to write, wine to sip, books to market, conferences to attend and a hubby, 3 cats and a dog to cuddle-up to.

I’m not going to worry about it right now, though.

I know I’ll be able to find time to fit everything in. As long as I’m having fun I’m motivated to do these things and make it all work. It helps that Alistair and all of my friends are so supportive of all my endeavors right now.

I tell you, though, if someone would pay me to just write my stories or play golf, that’s about all I would be doing.

What’s in Store

The title of this blog is as much a statement as a question in regards to our house insurance claim thanks to the incredible amount of snow & ice we fought against this past winter.

For a quick recap, we got buried a couple of times after days and days of heavy snowfall. It rained hard for almost 24 hours each time and then it froze. Our roof eaves took a beating and I chronicled it all with photos, social media posts and this blog.

I sent our insurance agent some pictures in early February, which was when I realized water was leaking down inside our walls and beneath the wood stove in our living room. (For the record, I’m not going to mention people’s or company names. Not yet, anyhow. I’m trying my best to protect them but if they don’t do the right thing I am willing to use my voice & platforms to drag them through the mud. Its not my style but it may end up being all that I can do.)

Our agent is a friend who lives a couple of hours north of us. They didn’t get the amount of snow that we did but he could appreciate our situation, knowing that our community is fairly well-known for high snow volume. He initiated a claim the next day and the adjuster showed up a day or two later.

Since then I’ve shared the sheer joys of having heavy duty fans and enormous dehumidifiers running around the clock in our large house. I’ve shared my excitement at having strangers rumble through our world removing walls, ceilings and privacy. We laughed as we moved part-way into the guest bedroom and I’ve even started an entry in our guest journal.

I wrote to our insurance agent and the adjuster expressing concern that the snow removal that was occurring as I typed was likely destroying some of our professional landscaping and plant life around the house and was told that we’d address it when the snow melted.

That made sense.

Which is why I okayed the offer of a second snow-removal effort with heavy machinery and large, beeping pieces of equipment after another dump of snow.

Since then the drama has evolved over payments and one of our two mortgage companies. Our primary mortgage holder has required form after form after form to be submitted by ourselves, our adjuster, and/or the restoration/construction company our adjuster chose out of Missoula.

The snow removal and mitigation that was done back in February totaled over 21 thousand dollars and the insurance check to cover that is stuck somewhere in limbo thanks to said mortgage holder. The main delay with it all has been the fact the mortgage company has never let us know, after each submission, when something else is required. (If I could bill for my time spent on the phone during all of this I would have the 21 K right now!)

With every call to the mortgage holder I then emailed or called the adjuster as well as the restoration company to let them know I was doing everything I could to get them their money. With all that I went through as a business owner I can certainly appreciate when you aren’t getting paid for work that was done!

While leaping into a brand new job with a sparkling new career I’m trying to learn, and with Alistair back in Bismarck, the mortgage holder required even more paperwork and signatures and formal letters on actual insurance company letterhead 3 weeks ago. They also needed paperwork from the county stating why our ‘street’ name changed in 2007.) Each and every step, form or signature takes a minimum of 3 days as I  have to email or call whoever is involved and then they have to find or sign or complete whatever it is that’s been requested and then they send it to me and I figure out which department of the mortgage company to send it to. Throw in a mid-week national holiday to complicate the movement of things.

After 2 weeks of the latest round of craziness our restoration company threatened to slap a lien on our house, which didn’t sit particularly well with me.

Alistair and I dealt with this in our long-distance style and without going into detail we got a personal check sent the next day to the restoration company and the lien will never be mentioned again.

Our funds are still held hostage but I’m really hoping that this week the mortgage company will have everything they could possibly want and they will release our funds.

This is what I mean by the title of this blog being a statement and a question. I’m sharing what’s in store and I’m also wondering about it at the same time.

The money isn’t the main issue right now, though, because I know its there and I know, eventually, they will run out of things to require (if they ask for my first born I’m hooped!) and the money willarrive.

I could seriously use some of this right now!

Last week, my Knight in Shining Armor got home and I greeted him with one of those “I’ve got good news and I’ve got bad news” statements. After 10+ hours on the road he chose the good news.

I cheerfully shared with him the fact I had learned, 30 minutes prior, that our adjuster had finally approved a full new roof. This is significant for every reason we can all come up with and has been in discussion for months. Every quote came in really high because of the size and scope of the project and our adjuster seemed to struggle with an answer.

They also approved the deck, which wasn’t really in question because, lets face it, the deck is a wreck!

The bad news?

Apparently there is an exclusion clause in our insurance that states there will be no coverage for lawns, landscaping, and trees.

The quote our adjuster got for that (20 grand) is included with everything but then its crossed out because, obviously, our adjuster had thought it would all be covered until he found that clause.

I’ve since emailed our adjuster and shared our concerns. I get it that insurance companies have the right to mitigate further damage but they don’t have the right to destroy our landscaping. And I never, ever would have approved the second round of snow removal months ago (because as you all know, I can handle a bit of snow!) if I knew nobody was going to take responsibility for wrecking our lawn and shrubs.

Nevermind that nobody seems to know what we’re going to do with the ceiling tongue & groove damage or the beams in the kitchen sunroom.

Now that I’m in the realty world (notice I didn’t write, ‘reality’ because, in all honestly, life has felt pretty surreal for 12 months now), I know that if we ever go to sell this home we will have to disclose this large insurance claim. That makes it harder for a buyer to secure great rates on insurance which effectively lowers our home’s overall value.

Add to that the fact that our lawn and landscaping looks like ass unless we fork out 20 grand to fix the stuff that was destroyed by people we didn’t choose who were hired by a restoration company chosen by our adjuster thanks to a claim we never requested.

I’m hoping our friend, the insurance agent north of us, can help us make sense of what’s in store. He was out of the office all this past week so hasn’t had a chance to respond to any of this. He would only be finding out about the lawn & landscape issue and our subsequent displeasure now. He’s a heck of a good guy and we talk Labrador retrievers often and I hope he can go to bat for us on this.

And I’m not complaining. In the grand scheme of things, this isn’t a huge deal. I’m just putting some stuff out there and sharing Fyfe Life for the insanity that it is at times. I’m enjoying my new office and colleagues and I’ve got a lot of support from everyone on this real estate adventure.

I’m on “floor” duty today because summer tourists could actually walk in and want to learn about or even see properties and local homes. Tomorrow we will talk with our agent and hopefully move forward into what’s ahead. And hopefully I’ll never have to disclose company names and slag them to my readers and my homeowners who ask for my advice because that just isn’t my style.

An ambulance just went roaring past our office with its sirens blaring.

It reminds me that someone and their family are having a way worse time today than I could even imagine.

The sun is out and summer has arrived. Alistair is already on the golf course and I’m hoping I can meet him there again after work to play a few holes.

And our guest room is really quite nice so with the distractions of a new career, the optimism that our friend will help guide us in a way we can all agree on over the next few days, the beautiful properties I hopefully get to show people, a cuddly dog and 3 cats who provide comfort and peace just by letting us pet them and our shared wacky sense of humor, we are going to be just fine.

To paraphrase the Canadian Prime Minister, Justin Trudeau, though, we, as Canadians, are very polite. That doesn’t mean we will allow ourselves to be taken advantage of. We will stand up for ourselves when it is appropriate to do so.
